It's impossible to compete with Dubai because the biggest advantage in Dubai is 0% taxes. They speak English, and it's a futuristic city, promising, safe, and very clean city, unlike Greece.

Also, there will be a central park with some 200 to 250 hectares of public space, not to mention the abundant surrounding public spaces nearby. Also, the Hellinikon does not try to compete with Dubai, the size of the developments is much smaller. It simply tries to introduce the ideal Athenian lifestyle. Of course, there will be private residences, but they are not meant to be gated communities impermeable to the visitors. Also, the design of the shopping centers is consistent with the Greek climate with open and/ or shade spaces and terraces facing either the se or Mount Hymettus to the north of the project. Notably, the whole area was masterplanned by Norman Foster Architects, who also designed the Riviera Tower. The development will also include private tertiary education facilities, a medical center, many exhibition halls (including the East Terminal of the former airport which was designed by Eero Saarinen) and street shops and kiosks to accommodate residents and visitors alike.

Dear Regis, Luis, and Freddy, Athens is far from Dubai. Dubai's real competitor is Jeddah because their economic model will be very similar in a few years. I will explain: Dubai and Jeddah rely on diverse economic sources for their GDP, and Jeddah also seeks to develop these, such as: 1. Logistics services are one of the largest contributors to Dubai's economy via Emirates Airlines and Dubai Port. Jeddah is the gateway to Mecca and Medina, so many people come throughout the year for Umrah via Saudi Airlines. Jeddah Port is also the most important seaport on the Red Sea and the most important in the region. Dubai is exploiting its location between Europe and Southeast Asia to serve as a transit point. Jeddah takes advantage of its location as a transit point alongside the holy cities, which represent a quarter of the world's population. 2. Tourism: Dubai has developed a lot in the tourism sector over the past 40 years, but Jeddah is now planning, building and renovating unique tourism projects such as the Jeddah Tower Project, the Slum Development Project, the Marafi Project, the Jeddah Al Balad Restoration Project, the Qiddiya Project in North Jeddah which has not been announced yet, and the stadium projects, the Jeddah Metro,The Jeddah Central Project, which includes the Opera House and Aquarium projects, the Alma Jeddah project, and the Jeddah Historical Waterfront Development Project. etc. 3. Dubai has a distinct industrial city, and Jeddah is developing and expanding an industrial city that includes several industrial sectors such as an industrial zone for aircraft manufacturing and maintenance in Jeddah, the pharmaceutical industry, etc. The Saudi Minister of Industry also launched the "Oasis of Cities in Jeddah," which includes 3.3 million square meters of developed space. This is a new approach aimed at various types of industries for small investors, entrepreneurs, emerging industries, clean industries, modern technologies, women's empowerment, etc. 4. Dubai's financial sector is distinguished and one of its most important economic sectors, perhaps the highest in the region. Jeddah, along with the Jeddah Tower, will develop the financial sector's economics in Jeddah Economic City. 5. Dubai is a commercial city par excellence, and Jeddah is the most important economic city in Saudi Arabia and will strengthen its economies in new sectors. Jeddah's economies include: tourism, transportation, logistics services, education, healthcare, financial resources, retail, and wholesale trade.
@nikpapado9785 Athens, Paris, and Madrid are not like Dubai or Jeddah. Each city has a competitive advantage, and that's what I mean. Jeddah resembles Dubai in many ways.

Greece is developing Ellinikon, a massive urban redevelopment project in Athens, aiming to compete with Dubai's high-end developments. The plan includes Greece's tallest skyscraper, luxury residences, commercial spaces, and extensive green areas, transforming an old airport into a modern oasis.
As a local resident of Athens this progect is just a waste of money instead of building a big green park and a museum for the history of the old Elliniko airport.

Greece is in massive debt. In a normal world they't have to repay it. But in this crazy world and finance system it doesn't matter. Since they'll never repay the debt anyway it's much smarter for them to take on even more debt and invest paper money into real infrastructure that'll still be there after any currency crash. Their economy might suffer from the hard currency, but you can't easily take away infrastructure from them once they have it. None of this makes any sense, but it's in their own best interest to do it this way. So hats off to them and their new city.
